What would be a better choice managing a rental property yourself or using a property Manager?

Sunday, November 29th, 2009

Is it better to manage your own rental property yourself or use a property manager from a realestate agent, And if you do it yourself how much money would I save?

it would vary how much you would save. In my experience I would urge you to have a company to manage the property. They take away all of the hassle and will find replacements much quicker than you can yourself.

Does some one have any hints on taking the california realestate sales person exam?

Don’t listen to the people that tell you to stay out of the biz. They are either pessimistic or they don’t want added competition. Here’s the thing, if you are good, it doesn’t matter if the market is up or down, as long as you are better than the competition.

I got my license through Allied Business schools and took a lot of practice exams. When checking my answers, I made sure I understood why I got certain questions wrong so that I could learn from those mistakes.

Good luck.

Is the realestate market dropping? I want to buy a home, should I wait?

Sunday, November 29th, 2009

Where can I find motivated sellers, not sellers who are just testing the waters to see what they can get for their home. I want to find a Good Deal! Maybe a homeowner who is in process of foreclosure and need to sell at a discounted price below market value. I am buying the property for investment purposes. Any realestate broker or agent who is willing to find me a DEAL?

There are always foreclosures listed in the paper. Try starting there.

There are many realestate websites. How do they make money anyway?

Can understand realtors and MLS charge per listing to get revenue. How about those other websites such as RealestateABC, openrealtylist.org, homesearching.com etc?

Most websites are paid for by the realtor. A realtor has to be represented by a broker. In other words, if you are a realtor, you have to be backed by a Century 21, Remax, Shorewood, whatever. A realtor can pay for his own listings which are part of the broker website or sites such as the ones you mentioned get paid by the person listing the house. I paid Realtor.com to list my condo. It is free to look at.

is there free information about no money down realestate investment?

Sunday, November 29th, 2009

I want free information about realestate investment that doesnt require a fee and doesnt want me to purchase any iformation regarding this informstion.

No Money Down usually doesn’t mean there is no downpayment. It just means the money down it isn’t your money. Which if it isn’t your money, it’s usually money you are borrowing, or money coming from a partner who wants a share of the ownership in some way, or a share in the future profits.

The idea of paying money you don’t have for real estate courses, is the fundamental premise to No Money Down investing in real estate. If you can find money you don’t have to pay for the courses, maybe you can find the money you don’t have to pay for the real estate you want to buy.

Yes, after finishing the courses you can call yourself a real estate investor, but you will find you are just one of many who call themselves that term. There is risk involved in any real estate investment. Buying the piece of real estate is just one of the steps to making money. You can be an investor who loses money as easily as you can be an investor who makes money.

Many of the No Money Down courses you see on late night TV want you to find a property and real estate deal that fits the guidelines the course sets out. When you find such a property, you call someone else to help you with the next steps and the future profits are split (usually quite unequally) among all the parties involved.

"No Money Down" is not a myth. It is a concept used by developers, and real estate purchasers of every size, from very small scale investors, to mega-million dollar and billion dollar investors. It is a premise used in commercial real estate all the time. The deal is structured in such a way as to make a profit for the purchaser. Any money used as a downpayment is returned with interest, making the deal essentially, a No Money Down one.

what is the best realestate agents?

Sunday, November 29th, 2009

YOU choose a real estate agent after an interview. Prepare questions you want answered. How many houses have they sold in this price range? What are the fees? How long do they think it will take to sell your house? How long did it take for them to find a buyer for the last house they had in your price range? Do they know your neighborhood?
I’m sure you can come up with many questions…just think about it.
If price paid to the agent is the only factor that matters to you then Assist to sell is the cheapest company…the service will be less, but then so is the price…be careful if you use a company like this and another agent brings the buyer….you will be asked to pay and additional 3 percent to cover that agent’s fees and then you are almost at the fees generated by a regular realtor.
