Do they need speciall knowledge in this or in addition to the usual realestate no how?

They can, they do have the experience and understanding of the elements that drive value, However, licensed real estate appraisers are required for FDIC loans.

Houses for sale after reposession?

I require information of where I can find Realestate that is for sale after banks have reposessed housing. Obviously the banks must somehow recoup their losses.

when banks take back a home they put it up for auction at the court house of the county its located in.
it is open to the public. Be aware most banks or lenders will have a rep there bidding with you in other words the lenders rep will bid against you to get the price they want! because the lender owns the property they only have to pay the doc stamps and tax and not the auction price. if you win the bidding you will have till the end of the bussiness day to pay in full. personal checks not accepted! so be prepared to have money in the bank and after the bidding get a cashiers or certified check for that amount form your bank.

a little foot note for you if you are considering this i give you this advise stik to getting homes close to you in your county!
you have the best idea of good areas and bad ones. a rule of thumb most investors use is no more than 30 min form thier home 1 hour max!

I would like to specialize in working in or around the realestate market. Afterall, it never depreciates, so why wouldn’t I. Appreciate all answere and oponions.

It is hard to find grants to start a business. Unlike the myths that some perpetuate, federal government and even private foundations hardly give grant money for a for-profit business. And yes, grants mean PAPERWORK – lots and lots of it, that is why a cottage industry of grant writers was born.

Nonetheless, you can go to the Catalog of Federal Domestic Assistance (CFDA) http://www.cfda.gov and Grants.gov http://www.grants.gov – these are two sites created by the federal government to provide transparency and information on grants. Browse through the listings and see if you can find any grant that would support a for-profit venture.

Even if you buy books on "how to get grants" or list that supposedly has information on grants — all of them are mere rehash of what CFDA has, albeit packaged differently. But still the info is the same – hardly any grants for starting a for profit business.

Even SBA does NOT give out grants. From the SBA website http://www.sba.gov/expanding/grants.html…

"The U.S. Small Business Administration does not offer grants to start or expand small businesses, although it does offer a wide variety of loan programs. (See http://www.sba.gov/financing for more information) While SBA does offer some grant programs, these are generally designed to expand and enhance organizations that provide small business management, technical, or financial assistance. These grants generally support non-profit organizations, intermediary lending institutions, and state and local governments."

Here is a listing of federal grants for small businesses. See if there is any available for individuals for starting a business — THERE’S NONE.

Most of the federal grants are given to specific target groups with specific requirements (e.g. minority business owners involved in transportation related contracts emanating from DOT – Grant#20.905 Disadvantaged Business Enterprises Short Term Lending Program

Grants are also often given to non profit groups or organizations involved in training or other similar activities (grant 59.043 Women’s Business Ownership Assistance that are given to those who will create women’s business center that will train women entrepreneurs

For private grants, you may want to check the Foundation Center’s Foundation Grants for Individuals Online. It’s a subscription based website ($9.95 per month) but their opening blurb only says that the database is ideal for "students, artists, academic researchers, libraries and financial aid offices." Entrepreneurs are apparently not one of them, so I take it they also don’t have listings of private foundations who give grants to would-be entrepreneurs.

Need help with realestate agent questions?

My mothers landlord has sold the property and was notified today that she has to be out by this Sunday.Does any one have some advice? There is no written.signed notice giving them enough time to move out. The only thing is that she was on a month to month lease due to the fact that the was house put on the market. She has two disabled sons and my sister and her three daughters live with her. It too much of a short notice for them to find something. Can any one help if I provide detail needed.

A month-to-month tenancy requires that they give 30-day notice to vacate, no exceptions. I’m sorry to hear this happen right before Christmas, truly, the landlord has no heart. I’ll say a prayer for your family.

I am in the process of preparing my partnership 1065 return. Is investment realestate the same as rental?

Hi! I am a Broker so I think I can help you. First of all, to have any successful seminar, you need to bring in some experts to discuss these topics. I local Broker might be glad to talk about the do’s and don’ts of buying a home. How to select a Bank or Lender and what explain what the didn’t programs, 3-5 Fix ARM, vs. 30 year fix etc. You can not discuss rates as that changed weekly and only a qualified mortgage Broker should discuss this. Second,focus on what people can do. Too much facts and money issues bores people. Talk about what sells a home and what causes it to bomb. What is curb appeal. Discuss how every house has a smell. Normal, but some people find them offensive. How to solve this. Pets vs.fresh paint and new carpets to sell home. How to get smoke smell out of house. Change of colors? How neutral is neutral? Does clutter ruin a sale and what to do? How to make your house look like a home that will sell. Things like that. Make is fun. Give people a chance to participate with their own good and bad stories. And tell everyone, never short yourself on a home inspection. How do I file a small claims against a company that is web based as lists no address. I only have names of the two people involved. They are a realestate company and clever enough to never have any physical address.

If it’s a company, there is always an address, go to your local library and get the books, Standard & Poor. Some have the companies and some have the names of the CEO’s of the companies. Before you bring suit, look up the name of the President of the company and send him two letters, one to his place of work (company), one to his home address.
With good research you will not only have the CEO’s educational background, but you will know what he eats for breakfast. The letter to the President of the Company might just resolve your difficulty and save you a lawsuit.

Better check with the Real Estate Commission in NJ for a list of approved schools. They may not recognize on-line schools. Many states do not. They want you to take live classes
